
Terms and Conditions
We look forward to welcoming you to our home. When you make your booking you are entering into an agreement with us, La Vecchia Casa di Barbara Cutts and you agree to the following Terms and Conditions, Reservation and Cancellation Policies.
Deposit
When you book a room with us, we will request a deposit to be paid to confirm your reservation. We ask that you make a payment of 25% of the total cost of your accommodation and upon receipt we will send you an email to confirm your reservation.
Types of Payment
Our rooms are charged in Euros (€). We currently accept secure online payments using Stripe and Pay Pal. We strongly recommend guests check with their bank as to whether they are likely to incur a commission charge or transaction fee when using certain types of debit cards. We are not liable for any transactional or commission bank charges you incur.
Balance Payment
You will need to pay the final balance payment no later than 15 days before the date of arrival. We will send you an email as a reminder 7 days before it is due. We will hold your reservation for you but if payment is not made by the time stipulated, your booking is at risk of being regarded as cancelled and you may incur cancellation charges as noted in the Cancellation Policy.
Reservations made within 15 days of planned date of arrival.
If your reservation is made within 15 days of planned date of arrival we ask that you make a payment of 100% of the total accommodation cost in order to secure your reservation.
Security Deposit for Margherita Apartment
If you make a reservation for the Margherita Apartment we also ask you for a €100 security deposit to be paid in addition to your final balance. This will be refunded to you within 24 hours of your departure, less the cost of any significant damage or breakages to the apartment; loss of keys and or the cost of any additional cleaning we deem necessary after your departure.
Arrival and Departure
Check in is available from 15:00 PM (GMT+1) on the day of arrival. Please let us know if your arrival time is likely to be after 21:00 PM (GMT+1) in order that we can ensure we are available to greet you on arrival.
We ask that you please vacate your room by 11:00 AM (GMT+1) on the morning of departure.
Car parking
There is space available for guests to park cars at the side of La Vecchia Casa. Cars parked here are at owners risk.
Our rooms are adult only
We love children, but they require special attention and areas to play, which unfortunately we cannot provide. We therefore only accept bookings for guests who are over the age of twenty-one (21). There are other places to stay in our area which do accept families with children. Please contact us and we may be able to help you find a suitable place to stay.
Bicycle and or ski equipment storage
We can provide a secure area to store your bicycle(s) or ski equipment during your stay. We are happy to provide you with details of third party services that can collect and transport your equipment for you and we will be happy to take delivery of your equipment prior to your arrival. We will send you an email with photographs of the equipment in its original packaging as evidence of delivery. We do not accept any liability for any damage incurred to your property during transit.
Breakfast
Breakfast is served between 07:30 AM and 09:00 AM (high season) and 08:00 AM and 09:00 AM (off season). If you need to leave earlier, please let us know the day before and we can provide you with breakfast or some snacks and fruit to take with you.
Please let us know any special dietary requrements you may have at the time of booking using the 'Special Requirements' field.
Quiet time is between 11:00 PM and 08:00 AM
Please keep noise down at night to let other guests have a good rest.
Accessibility
Access to the rooms within La Vecchia Casa is by a small set of steps. Outside, the gardens are on a gradient that is uneven accessed by grass, gravel or cobble stones. We are sorry that La Vecchia Casa may therefore not be suitable for wheelchair access or for people with severe mobility limitations. Part of the lower garden area is still in its restoration phase and therefore guest access to this particular areas is denied.
Pets
Your pet is most welcome to join you in your room providing you notify us at the time of reservation. You will be responsible for the care of and cleaning up after your pet during your stay. You will need to provide your own pet food and appropriate bedding. We may charge extra for more than one pet.
We can provide you with bowls and bedding if required. We can also provide you with details of a local veterinarian if your pet requires any medical assistance. For guests from the UK we can help you make an appointment with the local vet who can administer the required treatment and sign your pet's passport in accordance with DEFRA in preparation for your return journey to the UK.
Damage and Breakages
Please take care of our home. We accept that accidents can happen and ask that you report these as soon as they occur so that we can deal with any spillages or replace the broken item. We do not normally charge for breakages, but we reserve the right to charge for repair or making good if the damage is significant.
Keys
You have access to your room(s) 24 hours a day throughout your stay using the key given to you when you register on arrival. You have full responsibility of this key for the duration of your stay. Lost keys will be charged for as for insurance reasons, we are required to fit a new lock.
Lost Property
We are happy to return items that you have left following departure. However, before returning the items to you we will notify you of the cost to cover postage and packaging in order to secure payment in advance.
Missing items
We reserve the right to charge for missing items.
Liability
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicle or possessions, unless proven to be caused by a negligent act by ourselves.
Insurance
It is therefore strongly recommended that you take out a comprehensive travel insurance policy, which will include cancellation cover and full cover for your personal belongings as no such cover is provided by us. Accordingly, any such losses incurred are your responsibility. It is further recommended that you take out personal liability and accidental damage insurance for all members of your party to cover against accidental or negligent damage to the property, and protect against loss in the event of a deduction from the security deposit.
Telephone
We do not offer phones in the rooms. Mobile phone reception in this area is reasonable but can on occasions be disrupted by the weather. If there is an emergency and we are on site, we will do all we can to be off assistance. Contact details for local doctors, dentists, pharmacies and emergency services can be found in each room.
Smoking
Smoking is NOT permitted within any rooms or on the balconies of La Vecchia Casa. Smoking is permitted outside and in the garden. Please note that offending guests may be asked to leave immediately and may be liable for cleaning of any rooms.
Termination Policy
We reserve the right, at our discretion, to terminate without notice, an individuals stay where deemed necessary through unacceptable behaviour or as a result of actions which are likely to endanger or offend others. Please note that non compliance with our non smoking policy may constitute termination. In such circumstances no refunds will be made.
Honesty and Feedback
We try to ensure any information we use in promotional material and social media, such as our website is accurate and remains up to date. However, we cannot guarantee the accuracy or any events, attractions, sights or services we reference via third party sites will be open or available during your stay.
Because we are located in a rural area and close to a mountain range we cannot guarantee the weather which can on rare occasions affect the quality of the wi fi service. If this happens during your stay, we will do everything we can to minimise the effects of any disruption/ inconvenience caused to you.
If you have a problem regarding your accommodation or the facilities during your stay with us, please talk to us and we will try our best to resolve the matter.
We welcome all forms of constructive feedback, whether this about our website and content, or the accommodation and experience of staying with us. Your feedback helps us to improve what we do and ultimately to become better hosts.
Prices
We reserve the right to change our prices at any time. This does not affect bookings already made.
IVA Tax
All published rates are inclusive of IVA tax at the current rate.

The entire contents of the website are protected by copyright law. We provide hypertext links to other sites operated by other persons. Using such a link means you are leaving our site and we take no responsibility for, and give no warranties, guarantees or representations in respect of these linked sites.

This agreement is governed by the laws of Italy and the parties hereto submit to the non-exclusive jurisdiction of the Italian courts.
